By accessing or using LocalArea ("the Platform"), you agree to be bound by these Terms of Service, our Privacy Policy, and any additional guidelines we publish. If you do not agree with any part of these terms, please discontinue use of the Platform immediately. These terms apply to all users — including tenants, property owners, and visitors — regardless of whether you have registered an account.

LocalArea is an online marketplace that connects prospective tenants with property owners and managers listing rooms, PG accommodations, and shared flats for rent across India. LocalArea acts solely as a listing and discovery platform. We are not a party to any rental agreement or transaction between tenants and landlords. We do not take responsibility for the performance of any rental agreement, payment, or dispute arising between parties. All rental transactions occur directly between tenants and property owners.

• You must be at least 18 years old to use LocalArea or submit any enquiry.
• You agree to provide accurate, truthful, and current information in all forms, enquiries, and communications.
• You are solely responsible for verifying the accuracy of any listing before entering into a rental agreement.
• You will not use LocalArea for any unlawful, fraudulent, or abusive purpose.
• You will not harass, threaten, or impersonate other users, property owners, or LocalArea staff.
• Property owners are responsible for the accuracy and completeness of their listed property details.
• Owners must have legal authority to rent the property they list on LocalArea.

LocalArea manually verifies listings before publishing through our 3-step verification process (owner ID, property photos, and landmark cross-check). However, we cannot guarantee the absolute accuracy, completeness, or current availability of all listing information. Rent amounts, available dates, amenity details, and photos are provided by property owners and are subject to change without notice. Always independently verify all listing details directly with the property owner before committing to a rental agreement or paying any deposit. LocalArea bears no responsibility for discrepancies between listed and actual property conditions.

• Posting false, misleading, duplicate, or fabricated property listings on the platform.
• Using LocalArea to collect personal data from other users for purposes unrelated to genuine room rental.
• Scraping, reproducing, or commercially using LocalArea content, listings, or data without written permission.
• Attempting to bypass platform security measures or gain unauthorised access to user accounts.
• Charging tenants brokerage or commission fees while claiming to be a direct property owner.
• Using automated bots, scripts, or tools to interact with the platform or submit bulk enquiries.
• Posting listings for properties you do not have authority or legal right to rent.

LocalArea is provided "as is" and "as available" without warranties of any kind, express or implied. To the maximum extent permitted by applicable Indian law, LocalArea and its operators, directors, and employees shall not be liable for any direct, indirect, incidental, special, or consequential damages arising from: (a) your use of or inability to use the Platform; (b) any rental transaction facilitated through the Platform; (c) unauthorised access to your data; or (d) any inaccuracies in listing information provided by property owners. In any event, LocalArea's total liability shall not exceed ₹1,000 (Indian Rupees one thousand).

All content on LocalArea — including but not limited to logos, trademarks, design elements, text, graphics, data, and software — is the exclusive property of LocalArea or its respective licensors and is protected under Indian and international intellectual property laws. You may not reproduce, distribute, modify, display, or create derivative works from any LocalArea content without prior written permission. You may use the Platform for personal, non-commercial room rental purposes only.

These Terms of Service are governed by and construed in accordance with the laws of India, including the Information Technology Act 2000 and applicable Indian consumer protection laws. Any disputes arising from these terms or your use of LocalArea shall be subject to the exclusive jurisdiction of the courts of Banda, Uttar Pradesh, India. We encourage users to first contact our support team to resolve any issues amicably before pursuing legal remedies.

LocalArea reserves the right to suspend, restrict, or permanently terminate any user's access to the Platform at any time, without prior notice, if we determine that the user has violated these Terms, engaged in fraudulent activity, or posed a risk to other users or the Platform. Upon termination, your right to use LocalArea will immediately cease. Provisions of these Terms that by their nature should survive termination will remain in effect.

LocalArea reserves the right to modify these Terms of Service at any time. We will provide notice of material changes via a prominent notice on the website and/or email notification where we hold your address. The "Last Updated" date above will always reflect the current version. Continued use of LocalArea after changes are posted constitutes your acceptance of the revised Terms. If you do not agree with any updated terms, please stop using the Platform.
